Fitting a roller shutter in Le Cannet, Vallauris or Golfe-Juan almost always means working in a block of flats. The technical side raises no great difficulty; the façade and the managing agent do. Here is how we see these jobs move forward, and what makes them drag.

A market made of flats

The housing stock in these communes is overwhelmingly collective. Small investment blocks, residences with continuous balconies, developments built through the decades of heavy construction, flats on the heights of Le Cannet as much as on the seafront at Golfe-Juan. So a shutter here is never a standalone object: it belongs to the reading of the façade, exactly like the balustrades or the window frames. When everyone replaces their own as breakdowns occur, the façade ends up accumulating whites that no longer match, two shapes of box and rails of different widths.

That detail is visible from the pavement opposite.

An older stock, but one that renovates without heavy work

Many of these flats still have their original shutters: timber casements, tired louvred shutters, or first-generation crank-operated roller shutters whose parts are no longer made. Taking down a timber box, we regularly come across a strap winder set into the partition. None of that prevents a clean renovation. On this kind of existing installation it is nearly always possible to fit a renovation unit without breaking anything, provided the box has been opened before ordering.

Like for like, or a change of appearance?

This is the first question to settle, before the material and before the motor. It decides which route to follow, and sometimes the calendar.

If the new shutter carries over the colour, the type of box and the profile of what is there, you stay within a like-for-like replacement, the simplest case. Made to measure exists precisely for that: recovering an appearance close to what is already in place instead of settling for the nearest size in a catalogue. As soon as what can be seen changes, you enter a change of external appearance: moving from casement to roller, a different colour, a visible box where there was none. That change in principle needs a decision of the general meeting. The mechanics of the vote, the documents to gather and the timing of the notices are set out in our article on approval for roller shutters in a copropriété.

Ask your syndic before you order, not afterwards.

Renovating in an occupied home: what actually happens on fitting day

This is the most widespread fear, and the most exaggerated. Owners often ask whether we can work “without breaking anything”. On a renovation unit, yes, provided the survey was done seriously. The sequence comes down to a few steps.

  • Protection of the floor, the threshold and any furniture near the opening.
  • Removal of the old curtain, mechanism or casements, taken away by the fitter.
  • Fixing of the renovation unit to the existing reveal. No masonry opened, so no demolition dust and no render to make good.
  • Wiring or radio pairing, limits set, full tests up and down.
  • An explanation of how it works, of the manual override and of the upkeep, before leaving.

Two points matter more than the rest to somebody living there. First: the opening is never left gaping from one day to the next, since each one is stripped and re-equipped in a single sequence, which lets a flat stay habitable and a shop stay open. Second is the logistics inside the building. A wide box does not always fit in an old lift, and turning a long curtain on the landings of a narrow stairwell takes some forethought. We raise it at the survey, with the fitter.

A product that is approximate, on the other hand, has to be adjusted on site. That is where the days stretch out.

Fitting a motor when no cable reaches the box

In a flat of this generation it is common for no supply to be waiting above the window. Bringing a line from the consumer unit means chasing the partitions, repainting, and a job out of all proportion for one or two shutters. Two answers avoid that detour.

  • The solar motor, self-contained, with panel and battery included and no wiring at all. Well-oriented façades are not in short supply on this coast.
  • Radio control, which keeps the mains motor but allows control points to be added without drilling. Somfy io-homecontrol and RTS, CAME radio motors: our comparison of wireless motors explains what separates them in use.

Comfort for long-standing residents

A good proportion of the occupants have lived here a long time, sometimes alone, and often at an advanced age. We regularly see a bedroom shutter left permanently open because the strap has become too hard to pull. A motor changes that, provided it is set up for the person rather than for the catalogue. The request often comes from the children rather than the resident, and it is less about home automation than about being able to close a shutter without effort.

  • A wall switch at a reachable height, rather than a handset that ends up under a piece of furniture.
  • Limits set precisely, for a clean stop with nothing straining.
  • Group control, closing a whole living room with one press.
  • A manual override for a power cut.

The configurations are set out on our aluminium and PVC roller shutters page.

Dealing with the building in one movement

A shutter job in Le Cannet nearly always gains from being thought about at the scale of the building. A grouped operation costs meetings, but it settles the question of the façade for a long time. Replacing everything at once is not compulsory: agreeing a reference configuration at the general meeting is already enough. Colour, profile, box shape and type of rail are recorded on a sheet the owners’ council keeps, and each owner then orders the same product whenever suits them. One survey covers every opening, with the dimensions particular to each flat, and the fitting is organised flat by flat.

The same habits apply in Cannes and Antibes, which frame the area on either side.

Four questions from owners

Is a vote of the general meeting needed?

For a replacement that changes nothing about the external appearance, the process is generally simple. Any change to that appearance in principle goes through a decision of the meeting. With the technical description in hand, your syndic will answer quickly.

Can it be fitted without scaffolding?

Yes, in the great majority of cases: the renovation unit is fixed from inside or from the balcony.

How long is my flat left open?

Each opening is handled as one block, removal and fitting in the same sequence. You do not have to leave the flat, and nothing stays open overnight. The fitter leaves after operating the shutter in front of you.

What if I want to keep my visible casement shutters?

That is possible in some configurations: the casements stay open against the wall and the roller goes into the reveal. The room under the lintel decides, so feasibility is judged on site. Where the building’s rules are strict, this solution often avoids the debate altogether.

The right moment to put it on the agenda

Our recommendation fits in one sentence: take a precise configuration to the general meeting rather than an intention to renovate. A concrete file gets voted; an idea gets carried over from one year to the next. We manufacture at La Gaude, to the dimensions of each opening, and we put you in touch with an approved installer used to occupied buildings. Send your request through and set out the case of your building: you will get back a description you can present at the meeting.
